The areas
The three areas that make up the Køge Kyst project are the Station Area, Søndre Havn and the Collstrop Site.
Together, the three areas cover 240,000 m² - which corresponds
to half the area of the mediaeval town in Køge. Søndre Havn is the
largest area, accounting for more than half of the Køge Kyst
project.
Since the mid-1990s, the Municipality of Køge has followed a
conscious strategy to develop an active commercial harbour. The
most visible result is the filling of the harbour pool in the
northern part of the town, via Køge Jorddepot (Soil Depot). The
establishment of the new commercial harbour is backed by a
long-term plan for moving companies from areas including Søndre
Havn.

Søndre Havn
Today, Søndre Havn is home to a variety of industrial businesses
related to the harbour and sea transport. For example, there are
companies that deliver grain and fertiliser to and from
agricultural users, as well as the concrete factory that receives
aggregate, concrete sand, sandbox sand, gravel, pebbles, etc. by
sea. These companies will remain in operation for the next 10-15
years, and then the harbour-related business will move to other
areas in the new Køge Havn (Harbour) farther to the north.
The area, which covers 240,000 m² (of which around 2/3 is used for
harbour operations), is distinguished by its proximity to the
water, both in the form of areas along the quays and Søndre Strand
(South Beach). The southern part of the area is currently used for
office purposes - including for part of the municipal
administration - and the municipal youth culture centre, which is
housed in an old bottling facility. Some vacant premises will be
rented out for storage until the urban renewal project comes into
effect.
The Station Area and the Collstrop Site
The Station Area covers 56,000 m² and is located close to the
historical centre of Køge, where the distinctive commercial town
environment gives the town its identity and competitiveness. The
Station Area currently plays a key role in the everyday lives of
many citizens, and is important to their opportunities for using
public transport, centred around the bus terminal, the station and
the car parks.
The Collstrop Site is close to the station and is primarily used
today as a car park by many of the commuters who travel to
Copenhagen every day. The site covers 31,000 m².
The three areas in development over the next 20
years
The development of the three areas covered by the Køge Kyst
project will extend over the coming 20 years. During the period in
which the urban development work itself is taking place, a number
of temporary cultural activities will be set up in the area, to
generate a lively environment and lay the foundations for the
coming urban renewal.
The cultural activities will largely take the form of continuation
of the initiatives that already exist and are established in the
area. There are three associations that organise activities which
require good access to the water: the rowing club, the canoeing and
kayaking club and Valkyrie, an association for winter swimmers. In
addition, there is Tapperiet, a centre for young people aged
15-20.
During the years when the urban development of Køge is taking
place, both the existing cultural attractions and new, temporary
activities will keep the area lively and thriving. While
construction is underway, it will, for example, be possible to set
up skating facilities, ice-cream stands and parks, and to host
musical events and much more in the area. No decision has yet been
taken about the specific activities in question, but whatever
activities are chosen, they are sure to help maintain and promote
the liveliness of the new part of Køge from the very start.
Culture, quality and marketing pool
A pool of DKK 30 million has been earmarked for the coming 5-year
period to contribute to supporting new cultural initiatives in the
area, and to develop and highlight existing cultural attractions.
The culture and marketing pool is not only to promote a lively
atmosphere and well-being in the new part of the town, but also to
contribute to raising the profile of the area among investors and
companies.
The three areas in 2030
This is what the new part of Køge may, for example, look
like:
the new part of the town contains a wide variety of types of
residences, commercial facilities, cultural institutions and shops.
The area builds on quality and creativity, and is the setting for
intense urban life for citizens and visitors to Køge.
Søndre Havn is distinguished by its proximity to the water. It is
home to architectonically exciting buildings, which principally
contain residences of various types and sizes. There is also some
office business, but the area is largely distinguished by a number
of cultural attractions that are well-known far beyond the
municipal border - and which attract a great many people, boosting
the liveliness of the area.
The Station Area is the site of a great many shops which, together
with the centre of Køge, provide broad, versatile shopping options.
In addition, there are a number of office businesses in the area,
as well as a small number of residences. Finally, the Station Area
ensures that it is easy and inviting to travel between the
historical town centre and the new harbour areas - for pedestrians,
cyclists and motorists alike.
Close to the station lies the Collstrop Site - a modern commercial
area that is home to a wide variety of office and service
businesses. It is not, however, a commercial area in the
conventional sense. Rather, the area is distinguished by
consideration for sustainability in its solutions, and constitutes
a significant asset for the development of the entire business
community in the Municipality of Køge.
